When buying a home you must be aware of the condition of the market you are shopping in. From 2009-2012 it was an absolute buyer’s market. During that time frame buyers could negotiate off asking price and inventory would sometimes go weeks without showings. Slowly but surely the market turned and the buying environment changed, Inventory started selling, prices started increasing, buyers started to come out of the woodwork. The Nashville market got so hot with development that is has become somewhat difficult for the average working family to afford to live in Music City so the potential residents are moving outward, Rutherford, Williamson, Wilson are booming as a result. So what happened next is those areas became so hot that they are trickling down even further.  Last year as an agent in Manchester I averaged closing a transaction every 4.45 days. Out of those transactions 17 of the 82(just over 20%) involved agents from Rutherford County (or north of Coffee County).  The surrounding areas are so hot that home buyers who working in Murfreesboro are not thinking twice about coming down to Coffee County and making that “short drive down I-24” to earn a living. This has created a market in Manchester/Tullahoma that has been drained of inventory. The side effect of a hot market is lack of inventory which in turn makes prices rise. It is simple supply and demand.  Right now on the realtracs MLS system in zip code 37355 there are 13 total listing available between $100,000 and $150,000, 12 listings available between $150,000 and $200,000,  and 7 available between $200,000 and $250,000.
