The Don't Sell During the Winter Myth

DON'T SELL YOUR HOME IN WINTER TIME IS A MYTH!!!!

Winter time is not a great time to sell your house or so you’ve been told, in my opinion this is a myth. One objection I have heard from potential sellers is they would rather wait until spring when the market comes back.  What if I told you winter might very well be the best time for you to consider listing your home for sell and allowing me to list it and market it for you?  The fact of the matter is in the month of November of 2016 there were 67 residential closings and in December there were 64 residential closings and this is only in Coffee County. This is hard proof that folks are in fact moving during the holidays, in the cold, and in the winter season. The largest advantage you might have when you list your home for sell this time of year is there seems to be far less competition in what is still in my opinion a strong seller’s market.  For instance between $90,000 and $150,000, which seems to be the hottest market for first time home buyers, there are currently 34 total listings in Coffee County. In the same price range in only Manchester there are a total of 15 listing and in Tullahoma a total of 19 listings. This means if you are looking for a starter home specifically in Manchester or Tullahoma there are less than 20 to choose from. Inventory is at the lowest point in my 14 year real estate career. The market is still hot. Interest rates are beginning to creep up and inventory will rise into spring and summer.
