Buyers Must be Aggressive in Sellers Market

In today’s current climate of real estate and property sales buyers have to get aggressive while searching for their next home purchase. The market has heated up and being a buyer is growing more frustrating by the day.

 In my opinion this is being caused by a robust economy in Nashville with so much commercial growth that it is making it difficult to be able to afford to live in Nashville or Davidson County and it is driving home buyers to surrounding areas. One of those areas is just down I-24 in Rutherford County which is having its own massive boom market right now. When a home is being listed in the Murfreesboro market, if it is even close to reasonable it will likely have multiple offers on day one.  Fuel prices are cheap and the economy is good on the local level so there are more people willing to commute even further south to Coffee, Bedford and Cannon Counties, which is one reason we are experiencing the real estate market we currently are in Manchester.

Being a buyer in a seller’s market is never easy.  I have many clients set up to get emails automatically and it has helped many stay ahead of the game. But even that is not enough all the time obviously because our system is introducing a new hourly email updates feature to keep clients in the loop even better.  Buyers must stay and be aggressive in this market. I watch the market daily and look for new listings several times per day but sometimes that is still not enough. If you are in the search for a home I would also suggest downloading the App called Home Snap. This app feeds directly from our MLS System and is the most update home search tool for our area. If you are in the market to purchase and you are not actively looking on this you may miss out. You need to be searching day and night as well as getting the emails and having your realtor looking if you are casually looking you will miss out.

Once you do see a home you think you may be interested in it is important to see it as soon as possible. Some of the better listings have only lasted a few hours and are gone by the time the buyer has gotten off work. Once you find that dream home and we get together to make an offer, please understand I am not trying up sale you or hard sale you on making your offer high, but you must remember in a market like this there are 30 other buyers waiting on that same home to appear and they will be right behind you making an offer, sellers can now afford to say no thank you to what would have been an outstanding offer this time last year because a better one is right around the corner. The market will remain that way until supply meets demand.  When does that happen, who knows? But if you are looking to buy you must look early and often to stay ahead of or even in the game. 

Being a buyer is hard right now about like being a seller in 2009-2012 was, hang in there and be aggressive, The market has a way of working itself out over periods of time. If you are a seller in this market....CONGRATS!!!!
